Looking at The Duchess Homes Instagram page, the photos filled with beautiful homes and interiors, which are things that people love to look at. Linda explains that having content people want to look at gives them a reason to follow you and like your photos, which creates traction on your page!

Linda grew to over 3,000 followers in her first 5 weeks with the use of #hashtags. In Instagram, you can search by #hashtag to see things relevant to that tag.

Linda went through tags that pertained to her: #nashville #homesforsale #realestate. She started commenting and liking pictures posted by others creating traction and personal relationships with everyone around her.

Just a short 5 weeks later she had over 3,026 followers, with just 100 posts and she didn’t have to follow a million people to garner  interest in her profile. She has valuable content that her followers want to see, and that alone creates a personal relationship between her and her followers.

Aside from her massive success on Instagram, Linda has been very successful on Facebook. Many agents can be successful on Facebook, so what’s the difference between them and Linda?

She doesn’t need to spend hundreds of dollars on listing ads. Yes, it’s true! She spends ZERO dollars, and gets many listings and even closings from working Facebook properly.

Facebook has groups, which many of us are a part of. So why is that important? Linda explains that being a part of local groups and buy, sell, trade pages are the easiest way to post listings and get a return!

Being in these groups gives you the opportunity to post your listings and post your relevant content to get traction on your pages and to your business. Some groups don’t permit self-promotions and listings,so  reading the group’s rules is very crucial to staying professional.

Most importantly, Linda described the value of “Coming from Contribution” in every way with your Social Media interactions.

So… How Can I Get This Success on Social Media?


  • Use Hashtags! Having 9-11 hashtags on each post gets you more traction and gets your photos in front of more people.
  • Search hashtags near your area, and start commenting and liking photos.
  • Post relevant and interesting content. Don’t consistently post ads and listings.


  • Join groups and community pages near you and be involved!
  • Engage with your followers with non-business related posts as well.
  • Network within groups and get traction on your listings and pages.
